ALTA Best Practices give you two business days from settlement to get documents out for recording, and thirty days to issue and deliver the policy. The agent works backwards from both. The package is checked against your list before the signing, not after it. Submission goes out through your e-recording provider on the day of settlement rather than whenever the queue clears.

From there the file is watched, not filed away. The agent holds the open submission until the county returns something. If that is a rejection, the reason comes back attached to the file and lands with a named person. If it is a recording, the instrument details are indexed against the transaction and the policy details are prepped for production the same moment, so post-closing starts with a complete file instead of a hunt.

Does this replace my closers?

No. The agent does coordination, submission and chasing. Every decision that carries liability stays with your people. The point is to give the hours back, and how you spend them is your call.

What does it cost?

A monthly platform fee plus a per-file rate that scales with volume. You get a firm number after the workflow audit, before committing to anything.

Which counties do you cover?

We submit through your e-recording provider, including Simplifile, CSC and ePN. Coverage varies by jurisdiction, so we confirm your specific counties during the audit and tell you plainly which ones cannot be automated yet.

What if a county still requires paper?

The agent preps the package and tracks it, then routes the physical submission to your team. You keep the audit trail either way.

How does it handle rejections?

Every submission is tracked through to recorded. When a county returns a rejection, the reason comes back with it and the file is routed to the right person rather than waiting to be noticed.

How long until it's working?
